Data Coverage & Availability

Why is the year built missing on some reports?

In some municipalities, year-built data is not publicly accessible or has not been digitized. If official records are unavailable, Property Proof does not estimate or guess. We only report verified municipal data. When unavailable, we recommend confirming through municipal records, Realtor MLS sheets, or a professional home inspection.

Why do permit records change over time?

Municipal permit databases are dynamic. New permits are added, and old permits may be reclassified or corrected. Property Proof reflects the data available at the time your report is generated.

Why are sale prices not included?

In many Canadian provinces, historical residential sale prices are not fully public record. Access to MLS sale data is restricted to licensed real estate professionals. Property Proof only displays publicly accessible property history data.

What cities does Property Proof cover?

Property Proof currently covers 14 Canadian markets across Alberta, Manitoba, Ontario, British Columbia, and Nova Scotia: Edmonton, Calgary, Red Deer, Grande Prairie, Sherwood Park, Lethbridge, Winnipeg, Toronto, Victoria, Kitchener, Waterloo, Cambridge, Halifax, and Vancouver. Coverage and dataset depth vary by city. Environmental & Risk Data

Is flood risk included in a Property Proof report?

Flood and water-related context varies by city and is included where an official municipal or provincial source exists. Alberta cities reference the Government of Alberta Flood Awareness Map; Toronto references TRCA flood mapping; Winnipeg references proximity context to the Red and Assiniboine Rivers and Manitoba flood maps; coastal and watercourse context is included for Victoria and Halifax where official sources publish it. We do not synthesize or estimate flood ratings where no public source exists.

Does this include insurance claims?

No. In Canada, property-level insurance claim history is not publicly available due to privacy laws.

What is fire protection proximity data?

Property Proof reports include the distance to the nearest fire station and hydrant where the city publishes that data. Distances are sourced from each city's municipal geospatial datasets, not from a third-party aggregator. Coverage varies by city, see our Data Sources page for the per-city list.

Reports are typically delivered in under 60 seconds. After entering an address and completing payment, you will receive a link to your full report immediately.

Can I share my report?

Yes. Every report includes a shareable read-only link and a downloadable PDF. You can share the report with your realtor, lawyer, or lender without them needing an account.

What is a property history report?

A property history report compiles publicly available municipal records, building permits, zoning classifications, environmental risk indicators, and assessment data, into a single structured document. It helps buyers, sellers, and realtors understand the documented history of a residential property before completing a transaction.
