Frequently Asked Questions & Data Coverage

Understand what Property Proof reports include, where our data comes from, and how to use your report effectively.

Data Coverage & Availability

Why is the year built missing on some reports?

In some municipalities, year-built data is not publicly accessible or has not been digitized. If official records are unavailable, Property Proof does not estimate or guess. We only report verified municipal data. When unavailable, we recommend confirming through municipal records, Realtor MLS sheets, or a professional home inspection.

Why do permit records change over time?

Municipal permit databases are dynamic. New permits are added, and old permits may be reclassified or corrected. Property Proof reflects the data available at the time your report is generated.

Why are sale prices not included?

In many Canadian provinces including Alberta, historical residential sale prices are not fully public record. Access to MLS sale data is restricted to licensed real estate professionals. Property Proof only displays publicly accessible property history data.

What cities does Property Proof cover?

Property Proof currently provides property history reports for residential addresses across Alberta and Manitoba, including Edmonton, Calgary, Red Deer, Grande Prairie, Sherwood Park, Lethbridge, and Winnipeg. Coverage includes building permits, zoning, flood hazard mapping, and assessment context.

Environmental & Risk Data

Is flood risk included in a Property Proof report?

Yes. Property Proof reports include environmental risk indicators such as flood hazard context sourced from publicly available municipal and provincial flood mapping data. The report indicates whether a property is inside, adjacent to, or outside mapped flood hazard areas.

Does this include insurance claims?

No. In Canada, property-level insurance claim history is not publicly available due to privacy laws.

What is fire protection proximity data?

Property Proof reports include the distance to the nearest fire station and hydrant sourced from City of Edmonton and City of Calgary geospatial datasets. Insurance companies use this data to calculate fire protection grades, which influence your premium.

Reports & Delivery

How quickly is a report delivered?

Reports are typically delivered in under 60 seconds. After entering an address and completing payment, you will receive a link to your full report immediately.

Can I share my report?

Yes. Every report includes a shareable read-only link and a downloadable PDF. You can share the report with your realtor, lawyer, or lender without them needing an account.

What is a property history report?

A property history report compiles publicly available municipal records — building permits, zoning classifications, environmental risk indicators, and assessment data — into a single structured document. It helps buyers, sellers, and realtors understand the documented history of a residential property before completing a transaction.
