Maple Ridge Property History Reports

Maple Ridge property history reports list every permit record the City of Maple Ridge holds for the address, building and trades together, from January 2013. Most of the City's permits are trade permits (electrical, gas, plumbing and sprinkler), so a report that showed only building permits would show most homes with almost no history. Each record carries the City's own status word, and the report adds the zone from the City's zoning layer and the BC Speculation and Vacancy Tax notice.

What's Included in a Maple Ridge Property History Report

Every Permit Record Since 2013, Trades Included

Every record the City holds for the address, with its type, the City's description of the work, the building class, the date and the City's status. A permit that the City recorded in several steps appears once, at its latest status. The report shows the status exactly as the City words it, including applications that were held, denied or cancelled, so a record is not evidence that work was permitted or finished unless its status says so. Where the City has no issue date for a record, the report shows the date the City received it and says so.

Construction Value Where the City Carries One

Building permits carry a construction value in the City's permit layer, and the report shows it as the value stated there. It is not a permit fee. Electrical, gas, plumbing and sprinkler records carry no value, so none is shown for them.

Zoning

The zone code and the City's category for it, read from the City's zoning layer at the property's location. The layer's own description field is not used: it repeats a code and can disagree with it.

Speculation and Vacancy Tax Notice

Maple Ridge is in the Metro Vancouver Regional District, a taxable area under the BC Speculation and Vacancy Tax. The report says that the tax applies in this jurisdiction and links to the Province. It says nothing about any one property, because exemption status and declarations are confidential.

What a Maple Ridge Report Does Not Cover

Permit records from before 2013 are not shown: the City does not publish them. Year built and assessed value are not shown, because BC Assessment holds them and no City source carries either. There is no flood section, because the City publishes no open floodplain layer; its Floodplain Management Bylaw designates floodplain in map imagery inside a PDF, which is not data. Contractor names are never shown. The report has no fire station, hydrant or sewer data for Maple Ridge.

Frequently Asked Questions

What is a property history report in Maple Ridge?

A property history report compiles the City of Maple Ridge's public records for an address into a single document: every permit record since 2013, trades included, each with the City's own status, the stated construction value on building permits, the zone, and the BC Speculation and Vacancy Tax notice.

Why does a Maple Ridge report include trade permits?

Most of the City's permit records are trade permits: electrical, gas, plumbing and sprinkler. A report limited to building permits would show most homes with almost no history, so the report lists every record the City holds for the address.

How far back do Maple Ridge permit records go?

Maple Ridge permit and trade records run from 2013 onward. The City of Maple Ridge does not publish permit records from before 2013, and the report says so.

Does a permit on the report mean the work was finished?

Not unless its status says so. The report shows the status the City holds for each record, as the City words it, and the City's records include applications that were held, denied or cancelled.

Is the construction value a permit fee?

No. It is the construction value stated in the City's permit layer, shown only where the City carries one, which in practice is building permits. Trade records carry no value.

Does the report say whether a property is in a floodplain?

No. The City publishes no open floodplain layer, so the report does not assess flood exposure and does not say a property is outside a floodplain.

Does the Maple Ridge report show year built or assessed value?

No. BC Assessment holds year built and assessed value, and no City of Maple Ridge source carries either, so neither appears in the report.

What is not included in a Maple Ridge report?

Permit records from before 2013, year built, assessed value, flood exposure, contractor names, and fire station, hydrant and sewer data are not included. The report shows what the City's public record supports.
